These terms are between you and Titan Capital Advisors LLC (“Titan,” “we,” “us”), the company that operates titancapitaladvisory.com. The site name “Titan Capital Advisory” means the same firm.

By using the site, emailing us, joining the distribution list, or replying to a call or text, you agree to these terms and to the Privacy Policy. If you do not agree, do not use the site.
These terms are not a representation agreement, a listing agreement, or a confidentiality agreement for a live deal. Those are separate writings. These terms do not create an account on any software product, and this website does not offer one.
What the site is
Titan is a buyer-side advisor for industrial property, including outdoor storage, small-bay, and flex. The site describes that work: buyer representation, off-market sourcing, transaction support, and market context.
Pages may show sample buy boxes. Buyers are not named. Criteria marked as representative are examples, not a live offer and not a promise that a buyer will pursue a property.
We also speak with property owners. If you are an owner we contact, these terms cover the site and those communications. A brokerage relationship starts only when we sign one.
Brokerage services are offered only where Titan is allowed to offer them. Nothing on the site is legal, tax, engineering, or environmental advice. Notes on zoning, coverage, flood, or condition are preliminary and can be wrong. You verify them before you rely on them.
You must be at least 18.
The distribution list
If you join the list, we email you opportunities, buy boxes, and market notes. You can leave the list by writing to contact@titancapitaladvisory.com.
The list is email. It does not sign you up for text messages.
Calls
We may call you about a property or a transaction. Calls may be recorded where the law allows. You may ask us to stop calling.
Text messages
You agree to receive informational text messages from Titan Capital Advisors about a property or a follow-up you requested only if you agree to those texts on a phone call with us. Consent is not a condition of any purchase. A visit to this site, an email signup, or a call where you do not agree to texts does not opt you in.
Cost. Message and data rates may apply.
Frequency. Message frequency varies. We may change how often messages are sent, and the number they come from. Not every handset or area will receive them. Carriers are not liable for delayed or undelivered messages.
Cancel. Reply STOP, END, CANCEL, UNSUBSCRIBE, or QUIT to the message you received. You will get one confirmation. Those replies are the only way to opt out. An email, a HELP reply, or a verbal request is not an opt-out.
Help. Reply HELP, call (919) 214-5358, or email contact@titancapitaladvisory.com. HELP and email do not opt you out.
Privacy. Mobile opt-in information will not be sold or shared to third parties. Service providers who carry the texts may process it only to deliver them.
What you send us
Do not send us something you are not allowed to share. If you send a buy box, a property fact, or a document, you give us permission to use it to do the work you asked for, including sharing it with a client or counterparty who needs it for that deal.
We will not publish your non-public buy box, your ownership details, or the contents of a negotiation on this website except with your permission or as the law requires. Sample criteria on the site are not a particular client’s live box unless we say they are.
Use of the site
You will not scrape the site, copy it in bulk, or use it to build a competing list or product. You will not misrepresent who you are, interfere with the site, or attempt to reach a non-public system through it.
The site and its text are owned by Titan or its licensors. You may share a normal link. You may not copy the site for a commercial use without written permission.
No warranty
The site is provided as is. We do not warrant that criteria, maps, zoning notes, or market comments are complete or current. We do not warrant that a message will be delivered.
Limits
To the extent the law allows, Titan is not liable for indirect, incidental, or consequential damages, or for lost profits, arising out of the site or a message. Titan’s total liability arising out of the site, except for a claim that cannot be limited by law, is limited to one hundred dollars (USD $100).
Nothing in these terms limits liability for fraud, or for a duty that the law does not allow us to limit. These terms do not limit your right to opt out of calls or texts.
Disputes
These terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law rules. Exclusive venue is the state or federal courts located in Wake County, North Carolina, except either party may seek injunctive relief where it is available. You consent to that venue.
If a term cannot be enforced, the rest still applies.
Changes
We may update these terms by posting a new version on this page and changing the date. Continued use of the site after the new date is acceptance of the update. A change to the text-message program does not expand texts you already opted into. That takes a new consent.
